CARO Student Living welcome applications from groups. Each applicant needs to complete a separate form. You should try and submit all applications together to avoid issues.

All rooms are allocated on a first come first served basis.


Legal & Terms

There is a holding deposit of one weeks rent which must be paid at the time of booking. Upon the start date of your contract this will be converted into part of your refundable security deposit.


Cancelation & Refunds

If you wish to cancel your agreement, you should let us know as soon as possible. All cancellation/refund requests should be made in writing to CARO Student Living via email or letter to;

Cancelation Policy

Before Accepting Your Tenancy Agreement -

  • Once you have completed your booking form and paid your holding deposit you will have 7 days in which to complete your tenancy agreement. During this time, you may cancel your booking and you will be refunded your Holidaying Deposit. If we do not receive any correspondence from yourself after 7 days your booking will be cancelled and your holding deposit will not be refunded.

Once Your Tenancy Agreement Is Accepted -

  • Within the first 72 Hours – You may cancel your tenancy agreement and you will be refunded any money paid as well as any Holding Deposit.
  • Up to 30 days before the start of your tenancy - You can cancel at any time during this period at the cost of your holding deposit. However, if you are able to provide a suitable replacement tenant to take your place, then we will only deduct £50 from your holding deposit and any remaining balance will be returned to you. A suitable replacement tenant must fit in with the current room allocation arrangement, therefore if you have been allocated a single sex flat, the replacement must be the same sex.
  • During the last 30 days before the start of your tenancy and after check in - you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. If no replacement tenant is found, you will be responsible for payment of the rent in full, for the duration of the contract period even if you do not move in to the property. A suitable replacement tenant must fit in with the current room allocation arrangement, therefore if you have been allocated a single sex flat, the replacement must be the same sex.
  • First year promise – If you are going into your first year and are unsuccessful in your university application, we will cancel your room at any point free of charge.
